Las Vegas Home Prices Rise as National Average Down!

According to the Las Vegas Review Journal, in a study provided by the Federal Housing Finance Agency, Las Vegas real estate and Henderson real estate prices rose approximately 1.6% from the second quarter of 2009 to the second quarter of 2010.  This means that while many media sources are quick to point out that Las Vegas has fallen the hardest, it does appear that we are at the bottom, while many other markets nationwide remain to see dropping prices.  Based on the FHFA report of home prices in the largest 32 metro markets in the country, nearly 80% saw some drop in prices over the past year, while only a half dozen, including Las Vegas real estate prices and Henderson real estate showed a gain.

More interesting, Las Vegas remains the least expensive real estate market in the country in terms of median home prices, meaning two things.  1)  our market is undervalued, and 2)  now truly is a stable time to buy with home prices cleary stable over the past 12 months.

Red Rock Canyon, A Outdoor Recreational Wonderland for Las Vegas Locals

Red Rock Canyon in Nevada is a national park bordering the Las Vegas Valley managed by the Bureau of Land Management as part of its National Landscape Conservation System, and protected as a National Conservation Area. It is located about 15 miles west of Las Vegas (just to the west of Summerlin), and is a natural backdrop for most of the west side of the valley. Some of the finest views in Las Vegas look over at Red Rock Canyon, and it is the only scene that is requested as much as "Strip Views".

The area is also one of the most visited areas around town and has some of the best hiking trails for outdoor going locals.  The conservation area also showcases a set of large red rock formations: a set of sandstone peaks and walls called the Keystone Thrust. The walls are up to 3,000 feet high, making them a popular rock climbing destination for the more adventurous. The highest point is La Madre Mountain, at 8,154 feet.

There is a one-way loop road, 13 miles long, provides vehicle access to many of the features in the area. The loop can be picked up from Charleston Blvd in Summerlin and circles back to Blue Diamond Highway on the Southwest Side of town.  Several side roads and parking areas allow access to many of the trails located in the area. A visitor center is located at the start of the loop road. The loop road is very popular for bicycle touring; it begins with a moderate climb, then is mostly downhill or flat.

Red Rock Canyon itself is a side-canyon accessible only by four-wheel-drive road off of the scenic loop. The unnamed but often visited valley cut through by State Route 159 is commonly, but incorrectly, referred to as Red Rock Canyon. The massive wall of rock called the Wilson Cliffs, or Keystone Thrust, can be seen to the west along this highway.
